Can Plastering Fibreglass Mesh Give You A Crack-Free Coating On Old Building Facades?

You know what I hear all the time? Someone calls me up, says "the paint's peeling on my building, can you just scrape it and put a fresh coat on?" And I have to break it to them – it's not that simple.

 

Had one guy a few years back. Owned a 15-year-old apartment building. The facade was a mess – cracks everywhere, paint peeling in sheets, water getting in every time it rained. He'd already painted it twice in the last five years. Both times, the new paint cracked within months. He was frustrated. Said to me, "Just tell me what it takes to make it last this time. I'm tired of doing this every two years."

 

I looked at the building. Walked around it. Tapped on the walls. And I told him – we can do it right, but it's not just paint. You've got to reinforce the whole thing with something like plastering fibreglass mesh.

 

The cracks you see on the surface? They're not the problem. They're the symptom. The real issue is underneath – the building's been moving for years. Heat, cold, moisture, wind, settling. It all adds up. The old coating has lost its flexibility, and the substrate underneath has micro-cracks you can barely see. If you just paint over it, those cracks will come right back through. I've seen it happen more times than I can count.

 

That building we ended up doing the whole thing – stripped the old paint, repaired the damaged areas, then put down a full layer of polymer-modified mortar with the mesh embedded in it. Then a finish coat on top. Five years later? Still crack-free. The owner told me he wished he'd done it that way the first time.

 

Now, I wasn't always a believer in using mesh on every square meter of a facade. Early on, I tried to cut corners – just mesh the big cracks, patch the rest, and paint. Figured it would save the client money and save me time.

 

Didn't work.

 

About eight months later, I got a call. Hairline cracks all over the place. Everywhere I hadn't put the mesh. The spots where I did put it – those were fine. But the rest of the coating had cracked right through the paint.

 

I had to go back and redo the whole thing. That job cost me double what I'd quoted. And I lost a referral from that client too.

 

That's when I learned: on old facades, you either mesh the whole surface or you don't bother. Partial reinforcement just moves the problem to wherever you didn't reinforce.

 

So here's what I do now.

 

First – and I can't stress this enough – you have to strip the old coating. All of it. I've seen guys try to save time by just scraping the loose stuff and painting over the rest. Always ends badly. The old coating loses adhesion over time, and the new coating just takes it with when it falls off.

 

Then you repair the substrate. Fill the big cracks, patch the spalled areas, fix any loose or hollow spots. I use a polymer-modified repair mortar for this – it bonds better and moves with the building. If there are cracks wider than about a millimeter, I'll cut them into a V-shape, fill with flexible filler, and put a strip of mesh over them before the full-surface layer goes on.

 

Then comes the critical part. You put down a layer of polymer-modified mortar – about 3 to 5 millimeters thick – and while it's still wet, you press the mesh into it. Not just lay it on top – you have to push it in so it's fully embedded. I use a trowel, working from the center outward, to get rid of air bubbles and wrinkles. The mesh should end up about one-third of the way from the surface – too deep and it doesn't reinforce anything, too shallow and it'll show through the finish coat.

 

Once the base coat has cured, you put on your finish coating – paint, stucco, whatever you're using. The mesh does its work in the base layer. The finish coat just needs to be decorative and weather-resistant.

 

Let me tell you, not all mesh is the same. For exterior facades, you need alkali-resistant mesh. Regular fibreglass mesh will degrade in cement-based mortar – the alkaline environment eats it up. I learned that one the expensive way too. Used the wrong mesh on a job once. Two years later, it had fallen apart inside the mortar.

 

For most facade work, I use 130 to 160 grams per square meter, with a 4×4 or 5×5 millimeter opening. Heavier than that is overkill for most residential work. Lighter than that doesn't provide enough reinforcement. The mesh also needs good tensile strength – at least 750 Newtons per 50 millimeters in both directions. That's the standard for exterior work.

 

I've seen more facade failures than I care to admit. Here's what usually goes wrong.

 

People skip the mesh on material transitions – where concrete meets brick, or where the building changes shape. Stress concentrates in those spots. If you don't reinforce them, they'll crack every time. I always double up the mesh at transitions – a full layer everywhere, plus an extra strip at the weak spots.

 

They don't overlap the mesh properly. The mesh joints need to overlap by at least 100 millimeters, sometimes 200 at corners and edges. If the overlap is too short, that joint becomes a weak point. I've seen facades crack right along the mesh seam.

 

They apply the mortar too thick or too thin. Too thick, it shrinks and cracks as it dries. Too thin, the mesh isn't fully embedded. I aim for 3 to 5 millimeters – enough to cover the mesh completely, but thin enough to cure without shrinking.

 

And they rush the cure. Mortar needs time. In hot weather, it dries too fast and cracks. In cold weather, it takes longer. I always check the manufacturer's recommendations and adjust my schedule accordingly. Rushing the cure is a guaranteed way to get callbacks.

I did a full facade renovation on a 12-story apartment building about six years ago. Built in the early 2000s. The original coating was failing everywhere – cracks, peeling, water damage. The owner had already spent a fortune on patch jobs over the years. We stripped the whole thing, repaired the substrate, and put on a full reinforced coating system with mesh. Every square meter of that facade got mesh. The whole job took about four months.

 

It's been six years now. Not a single crack. The owner told me last year it's the longest any coating has lasted on that building.

 

That job changed how I think about facade work. Before that, I saw mesh as something you use on problem areas. Now I see it as the foundation of any lasting exterior coating.

 

So can you get a crack-free coating on an old building facade? Yeah – but not by just painting over the cracks.

 

You strip the old coating, repair the substrate, and reinforce the entire surface with plastering fibreglass mesh embedded in a polymer-modified mortar base coat. It takes more time and costs more upfront. But it lasts. And in the long run, it's cheaper than repainting every two years.

 

I've done enough facade jobs to know there's no shortcut. The buildings that last are the ones where someone took the time to do it right. The ones that crack are the ones where someone tried to save a few bucks on the prep work.
